The farmhouse is actually a very small village surrounded by greenery, unique in the area.
In excellent maintenance conditions, finished renovating in 2011 for the purpose of housing and tourist reception.
The panoramic position is dominant at 400 m above sea level; it is located on the top of the hill, the south side has two beautiful terraces overlooking the valley and the Apuan Alps.
Just 4 km from Villafranca, 10 km from Aulla, 20 km from Sarzana, 35 km from Lerici, Porto Venere, & the Cinqueterre.
The farmhouse consists of:

- A manor house with entrance, kitchen, living room with fireplace, bedroom, and a second kitchen for the exclusive use of the B&B activity. This second kitchen is connected to the breakfast room (which is located on the floor below) by a convenient food lift. Beside the breakfast room there is a second room, with a fireplace for guests to enjoy.
Outside, an open space with a large barbecue and an ancient marble sink, very useful on summer evenings.

- There are 8 accommodations, all with private entrances and bathrooms:
  2 two-room apartments,
  4 studio apartments,
  2 rooms with bathroom.

- One building is entirely used as a fitness room:
a small gym, an intimate Turkish bath tiled with Bisazza mosaics, a Jacuzzi, and the area reserved for massages on the mezzanine.
The wellness area is completed by the panoramic terrace closed with a glass window.

-In the center of the courtyard we find the swimming pool.
This is disinfected with an electrolysis system; salt.
The swimming pool is not very large because the logistics of the land did not allow for larger measures, but it is equipped with a pump that allows a jet of water called "against the current" that allows you to swim indefinitely.
In addition, there is an area with seat and hydromassage jets.

- There are large and indispensable service rooms:
an office, a laundry, an ironing room, a storage room for pool tools, a cellar. A warehouse of about 80 square meters, a chicken coop.

The total area is about 900/1000 square meters.

The heating system, in A2 certified energy class, is underfloor, with three energy sources available: solar panels, wood and gas.
The boiler room is the heart of the farmhouse. From here the pumps that bring the heating to the whole house are governed.
The under-roof has excellent insulation with 10 cm ventilation.
      
The farmhouse is equipped with an LPG storage tank of 5000L, and a spare water tank of 10,000L.

The pertinent land is about 3.5 hectares mainly wooded.
There are fruit trees: peaches, walnuts, pears, apples, figs, olive trees.
